The SP200 (Swanepoel Power 200) is the definitive ranking of residential real estate’s top leaders produced and published annually by the Swanepoel T3 Group. To produce the report each year we invest over 400 hours of research, hold countless internal debates, perform a deep analysis of numbers and organizational charts, and candidly question what power actually means.
Leaders are evaluated based on the office they hold, the decision-making power associated with the office, the financial resources at their disposal, their organization’s industry significance and geographical reach, public announcements about imminent changes, their tenure and their personal influence in the industry.
This is the sixth edition of the SP200, which is published by the real estate research and management consulting firm T3 Sixty each January. The firm uses a rigorous three-part methodology to rank leaders with the aid of organizational charts and proprietary data from leaders and their representatives as well as information from the firm’s Mega 1000 report, the annual ranking of industry brokerages, franchisors and holding companies by size. T3 Sixty analyzes more than 3,000 industry CEOs, executives and leaders to build each year’s list.
A fourth-generation Southern Californian and Vietnam veteran, Steve Games has been an innovator and a motivator in residential real estate sales for over 35 years. Games began his real estate career in 1975 with Watt Industries, one of the nation’s foremost homebuilders and quickly advanced to the position of Vice President, Sales and Marketing, San Diego County. In 1985, Games and his business partner, Nyda Jones-Church, founded Pickford Realty, Inc., a small independent brokerage in Rancho Santa Fe, and progressed from zero to 67% market share in the Fairbanks Ranch community in less than 2 years. In 1988, Games and Jones-Church purchased one of the original franchises of Prudential Real Estate Affiliates and quickly took over the number one market position in San Diego. Additional acquisitions to the north and east created a footprint that covered South California and, at its height in 2006, had over 5,000 licensed real estate agents, over 800 employees and 5 ancillary business subsidiaries.
Games joined Pacific Sotheby’s International Realty in 2012 and is involved in all aspects of management, recruiting and marketing. Under his leadership, Pacific Sotheby’s International Realty has grown into the most dominant real estate firm in San Diego. With sales over $4 Billion in 2017, the company became the top brokerage in sales volume in San Diego County.
