On October, 20th and 21st, 2018, Pacific Sotheby’s International Realty held their bi-annual Open House Showcase. Nearly 250 of the company’s current listings were held open in just about every neighborhood throughout San Diego, Orange County, and the Coachella Valley

The Showcase was heavily promoted through print and online advertising as well as social media, which served to further increase awareness and drive a high volume of traffic to the open listings.

Open houses continue to be a successful marketing tool for agents and their clients. Several agents across the county reported making valuable connections with new clients and receiving offers on their open houses over the weekend.

One example came from Pacific Sotheby’s Realty agent Todd Hurrell. “My teammate, Holly Manion, and I held two houses open in Rancho Santa Fe on Saturday and Sunday,” says Hurrell. “Our strategy was to encourage visitors to visit each of our open houses. Holly met a couple, and her listing wasn’t the right fit for them so she sent them over to me, they loved my house, we wrote an offer that afternoon and opened escrow a couple days later! Additionally, I am working with the clients to help them price their existing home which will also be listed for sale. The Open House Showcase was a great event for us!”

Historically open houses were a way for buyers to explore a neighborhood and have their questions about the community and schools. With the availability of information that is now online, more buyers are coming to open houses pre-qualified and ready to buy.

According to Linnea Arrington, President of San Diego Funding, “We see much more savvy buyers now, they understand the market, they know what they want and they contact us to get pre-qualified before they preview homes knowing that it will give them a more competitive edge should they decide to make an offer.”

While the next Open House Showcase will not take place until Spring 2018, Pacific Sotheby’s International Realty agents understand the importance of holding their listings open as often as possible.
