Fall Open House Showcase Successful for Pacific Sotheby’s Realty’s Agents and their Clients

If you were out home shopping in San Diego this past weekend, you may have noticed a sea of blue and white Pacific Sotheby’s International Realty Open House signs lining the streets in just about every neighborhood in the county.  November 4th and 5th, 2017 was the date of Pacific Sotheby’s International Realty’s bi-annual Open House Showcase and nearly 200 properties participated in the weekend event.

The Open House Showcase was heavily promoted through print and online advertising as well as social media, which served to further increase awareness and drive a high volume of traffic to the open listings. 

The weekend proved to be a great success for several agents and their clients. In Mission Hills, Agent Ryan Dick, received multiple calls leading to an accepted offer on his listing from the Open House Showcase print advertising push. La Jolla Agent Karen Hickman received an offer from a client of fellow Pacific Sotheby’s International Realty Agent Randy Swisher during her open house. In Carmel Valley, Dan Conway and his team received multiple offers on their open house listings and the Edwards Homes Team put their Carlsbad listing into escrow. Similar stories from Pacific Sotheby’s Realty agents were echoed all around the county, many of those who participated said that they developed a substantial number of new clients and several offers were submitted over the Showcase weekend.

“Historically open houses were a way for buyers to explore neighborhoods and have questions answered about the community and schools,” says Brian Arrington, Chairman, Pacific Sotheby’s Realty.  “With the detailed information that is available online, more and more buyers are coming to open-houses pre-qualified and ready to purchase.”

The next “official” Pacific Sotheby’s International Realty Open House Showcase is not scheduled until Spring 2018, however the company holds between 50-75 listings open every weekend. “Our Realtors understand the value that open houses play as part of a comprehensive real estate marketing plan.” adds Arrington.

OVER 40 MEMBERS OF PACIFIC SOTHEBY’S INTERNATIONAL REALTY ATTENDED THE SOTHEBY’S INTERNATIONAL REALTY® 2017 GLOBAL NETWORKING EVENT 

 

The 2017 Sotheby’s International Realty Affiliates Global Networking Event brought together approximately 2,400 members of the Sotheby’s International Realty network, with more than 155 of the brand’s companies represented from 34 countries and territories worldwide.

The dynamic three-day event,  which took place from September 25 to September 27, 2017 at the luxurious Wynn Hotel in Las Vegas, Nevada, provided a unique opportunity for Sotheby’s International Realty’s global network of brand representatives, brokers, owners, managers, sales associates and marketing professionals to come together to collaborate, learn, inspire and celebrate the success of their brand and the global real estate industry.

The Sotheby’s International Realty Global Networking Event was a dynamic three-day immersion into the brand, offering two general sessions and a selection of 25 breakout sessions.  Several members of Pacific Sotheby’s International Realty were invited to represent the brand on a wide range of topics during the event.

Leading Rancho Santa Fe Real Estate Broker, K. Ann Brizolis, Pacific Sotheby’s International Realty was back on the main stage this year, lending her insight and experience on  “Understanding Teams.”  Don Conley, Regional Manager of the Firm spoke to his knowledge of giving his agents the power to succeed during the “Invest in Your People and Results Will Follow” panel. Brett Dickinson shared his expertise on “Understanding the Asian Consumer,” Realtors Amber Anderson and Seth O’Byrne covered topics in Video Marketing and Social Media Marketing, respectively, and Realtor Eric Iantorno served as the Ocean Sphere Captain during the conference.

Martha Stewart, founder of Martha Stewart Living Omnimedia, was the headlining keynote speaker and addressed members of the Sotheby’s International Realty network discussing the journey of creating a global lifestyle brand, which includes a focus on authenticity, constant evolution, and a keen understanding of the consumer.  In addition, Jeff Hargett, senior corporate director of culture transformation at The Ritz-Carlton Leadership Center, gave an engaging and dynamic speech about the power of excellence in customer service and creating unique client experiences.

Pacific Sotheby’s International Realty’s Open House Showcase Reinforces the Importance of Open Houses in Today’s Market

In these days of modern technology and virtual reality, Realtors are often asked if Open Houses are still a valuable marketing tool for sellers. The answer is…YES!

“Our Realtors develop a comprehensive marketing plan for their clients and open houses are one of the pieces of the overall marketing strategy that help to increase exposure for their listings,” according to Brian Arrington, CEO, Pacific Sotheby’s International Realty.  

Open houses bring traffic to the home with the general premise that more traffic leads to better exposure, which in turn leads to a quicker sale. By removing one of the marketing strategies, you can still sell the house, but may be limiting your buyer pool.

On May 6th and 7th, 2017 Pacific Sotheby’s International Realty held their bi-annual Open House Showcase. Over 170 properties, from Coronado to Carlsbad, La Jolla to La Mesa and just about every neighborhood in between and all around participated in the weekend event. The Showcase was heavily promoted through print and online advertising as well as social media, which served to further increase awareness and drive a high volume of traffic to the open listings. 

“In the past, open houses were a way for buyers to explore neighborhoods and have questions answered about the community and schools,” adds Arrington. “Now with the information that is available online, buyers are coming ready to see specific homes, many are already pre-qualified by their lender and ready to make that offer.”

Pacific Sotheby’s International Realty’s Open House Showcase proved to be a great success for several agents over the weekend. Many of those who participated said that they developed a substantial number of new clients and several offers were submitted. One of those offers was made between the clients of Pacific Sotheby’s Realty agents, Kathleen Connor and Barbara Maquire, representing the seller and Katie Hawkes, representing the buyer, all Realtors with the Rancho Santa Fe office.  According to Connor “Katie’s clients were driving around and getting familiar with the neighborhood and stopped to tour our open house. Katie joined and after a warm visit with them, we received an offer and were under contract within three hours of the open house ending on Sunday.  We also received a firm backup offer from the Open House.  Our sellers are thrilled at the traffic and energy created by the Open House Showcase for their property.

Specialty Division Update: Luxury Auction Division

Pacific Sotheby’s International Realty, San Diego’s largest, privately owned luxury real estate company, has achieved significant success filling a much needed niche with luxury properties in Southern California. with their Luxury Auction Division. Headed by Executive Directors Anna Houssels and Brittany Hahn, the division offers clients exclusive access to a coveted and influential audience of targeted homebuyers along with sophisticated resources to provide additional marketing avenues that benefit sellers who have unique properties or situations.
 
In the six months since the Luxury Auction Division officially launched, Houssels and Hahn have already closed five large sales for their clients, ranging from a $2.5 million home to luxury properties of more than $10.6 million, a total of $40 million in all. Pacific Sotheby’s International Realty and World Housing partner to build homes in Tijuana, Mexico

Pacific Sotheby’s International Realty has partnered with World Housing and New Story Charities, a 501c3 non-profit organization, to fund the building of 28 homes in one of the poorest communities in Tijuana, Mexico. Through Pacific Sotheby’s Realty’s ‘Agents of Change’ initiative, the company’s real estate agents will donate a portion of the commission from each closing with the goal of raising $300,000 in the next twelve months.

Pacific Sotheby’s International Realty chose to align with the World Housing organization and New Story Charities because of their commitment to providing homes to families living in slums in the developing world, fostering communities where families can thrive with safety, security, and access to the resources that change lives.

“The real estate industry is built on the belief that homeownership is the foundation that gives people the chance for a better life – it’s always been part of the American Dream,” according to Steve Games, Chairman, Pacific Sotheby’s International Realty. “We are very fortunate to have the opportunities that we do in our society and it is our responsibility to ensure that everyone, no matter where they are from, has access to the very basic need of shelter and security.”

Pacific Sotheby’s International Realty’s ‘Agents of Change’ was officially announced at the company’s annual meeting and was met with an overwhelming response from the agents who proudly opened their hearts agreeing to donate a portion of their commission on each home sale, matched by the company, directly to the campaign. “We asked our agents for a commitment of $10 per closing, hands went up and then we heard, “I’ll donate $25,” “I’m in for $50,” “Put me down for $100,” and it went on and on,” says Games. “By the end of the meeting our agents committed to raising enough money to completely fund the entire project.”

The World Housing business model operates with completely separate overhead so there are no administrative costs, allowing 100% of the money raised to go directly to construction and materials costs. The organization is dedicated to working with local partners to train workers and buy locally sourced construction materials, to help stimulate local economies and teach skills in the process. “We see a greater impact for our donation where it really matters,” says Brian Arrington, CEO, Pacific Sotheby’s International Realty. “Each home costs under $6,000 and is given to families previously living on the streets. Once someone has a home, their life and the lives of those around them change exponentially… a roof provides stability and security. It’s a place to store things without fear of them being stolen and a place to sleep without fear of being mugged, raped, or killed. These homes are the first step in building the sense of self-worth and pride, and we are honored to be a part of this outreach.”
