Fall Open House Showcase Successful for Pacific Sotheby’s Realty’s Agents and their Clients

If you were out home shopping in San Diego this past weekend, you may have noticed a sea of blue and white Pacific Sotheby’s International Realty Open House signs lining the streets in just about every neighborhood in the county.  November 4th and 5th, 2017 was the date of Pacific Sotheby’s International Realty’s bi-annual Open House Showcase and nearly 200 properties participated in the weekend event.

The Open House Showcase was heavily promoted through print and online advertising as well as social media, which served to further increase awareness and drive a high volume of traffic to the open listings.

The weekend proved to be a great success for several agents and their clients. In Mission Hills, Agent Ryan Dick, received multiple calls leading to an accepted offer on his listing from the Open House Showcase print advertising push. La Jolla Agent Karen Hickman received an offer from a client of fellow Pacific Sotheby’s International Realty Agent Randy Swisher during her open house. In Carmel Valley, Dan Conway and his team received multiple offers on their open house listings and the Edwards Homes Team put their Carlsbad listing into escrow. Similar stories from Pacific Sotheby’s Realty agents were echoed all around the county, many of those who participated said that they developed a substantial number of new clients and several offers were submitted over the Showcase weekend.

“Historically open houses were a way for buyers to explore neighborhoods and have questions answered about the community and schools,” says Brian Arrington, Chairman, Pacific Sotheby’s Realty.  “With the detailed information that is available online, more and more buyers are coming to open-houses pre-qualified and ready to purchase.”

The next “official” Pacific Sotheby’s International Realty Open House Showcase is not scheduled until Spring 2018, however the company holds between 50-75 listings open every weekend. “Our Realtors understand the value that open houses play as part of a comprehensive real estate marketing plan.” adds Arrington.

Open House Showcase Reinforces the Importance of Open Houses with a Splash of Creativity

On November 4th and 5th, 2017 Pacific Sotheby’s International Realty held their bi-annual Open House Showcase. Nearly 200 properties, from Coronado to Carlsbad, La Jolla to La Mesa and just about every neighborhood in between and all around participated in the weekend event. The Showcase was heavily promoted through print and online advertising as well as social media, which served to further increase awareness and drive a high volume of traffic to the open listings.

Open houses are a valuable part of an agent’s overall marketing program, while some are straightforward, for others it’s necessary to think outside of the box. Take for example, the exquisite estate listed by Pacific Sotheby’s International Realty agent Gary Wildeson.  Wildson

This stunning, one level property located at 7030 Caminito De Conejos in Rancho Santa Fe, is the ideal home for equestrians. Gary understood that it was important to showcase the wonderful amenities such as the 4 stall barn, fully finished with Douglas Fir T&G siding on the inside and cedar lap siding on the outside, comfort stalls, Loddon wall enclosure, Tack room, Storage Room, Feed Room as well as laundry and bath, covered hay area, automatic waterier and fly spray system, not to mention its ideal location within the Rancho Santa Fe Covenant and its’ extensive trail system.

“I’m always looking for ways to enhance a home’s exposure to the market and get as many agents and potential buyers to see it as possible,” says Gary.   “Since this was an equestrian property, I wanted to highlight its unique features.”

dressage

To accomplish this Wildeson, along with the team at Pacific Sotheby’s  Sotheby’s Realty’s Equestrian Division, hosted an open house featuring Equestrian expert Marie Medosi, who gave two Dressage Exhibitions at the property’s 168 foot fenced riding arena.  Marie, has worked extensively with Olympians Christine Traurig and Sue Blinks and her mentor and coach is Olympian Guenter Seidel who has represented the US in three Olympics.  Visitors were invited to watch her as well as ask questions and gather more information about this beautiful display.  A catered lunch was also offered.

“All of our marketing efforts, including open houses, are constantly being redefined to stay fresh and ahead of the market. Having Marie there to showcase her talents, and all this property offers, turned out to be a fun way to spend the afternoon,” added Wildeson.

The open house was a not only well attended, but created generous word of mouth in the real estate market. The good news?  This stunning estate is currently under contract.  Not a bad way to spend an afternoon at all!

Pacific Sotheby’s International Realty “Agents of Change” Initiative Surpasses $100,000 in Donations to Build Homes in Mexico

Pacific Sotheby’s International Realty’s is excited to announce their Agents of Change Initiative has raised over $100,000 in donations to fund the building of homes in the Salvatierra community in West Tijuana, Mexico. Over 300 of Pacific Sotheby’s International Realty’s Agents of Change, have committed to donating a portion of their commission from each closing with the goal of raising the funds needed to provide housing for families in need who are living in one of the poorest communities in Tijuana. The initiative is a partnership between Pacific Sotheby’s International Realty and the non-profit organizations World Housing and New Story Charity.

“We have an opportunity and a responsibility to reach out and do what we can to ensure that everyone, no matter where they are from, has access to the very basic need of shelter and security,” says Steve Games, CEO, Pacific Sotheby’s International Realty. “We are extremely proud of our agents, our employees and our affiliates in the real estate industry, who have wholeheartedly supported our Agents of Change program with not only their financial contributions, but also with their time and hard work.”

In addition to the monetary contribution, agents and company representatives also personally help to build the homes. This hands-on opportunity is one of the reasons Agents of Change has been so successful in such a short period of time. “Each and every one of us that has participated in a build has had a unique and personal experience,” says Karen Hickman, Realtor, Pacific Sotheby’s International Realty La Jolla. “Crossing into Mexico at sunrise for the first time, unsure of how we would accomplish the work ahead, and then returning after sunset with a true sense of camaraderie in completing a safe home for a deserving family – It’s an experience and a feeling I will never forget.”

In order to qualify for a home, families who apply are required to volunteer for at least 6 months prior to receiving a home, assisting the local partner with their housing projects, youth development and community programs. 100% of the money raised by Pacific Sotheby’s International Realty goes directly to construction and materials costs to build the homes. In addition, Agents of Change works with local partners to train workers and buy locally sourced construction materials to help stimulate local economies and teach skills in the process.

Pacific Sotheby’s International Realty believes that homeownership is the foundation that gives people the chance for a better life. Point Loma Listed In Top Ten Of Coolest Neighborhoods By Money Magazine

Point Loma offers some of the best views in San Diego

For those that live in Point Loma, or are frequent visitors, it will come as no surprise that October’s issue of Money Magazine lists Point Loma as one of the “Top Ten Coolest Neighborhoods in the United States.” The editors of this national publication asked the travel experts of Lonely Planet to select those communities that “will deliver the goods.” The criteria? Eateries that had a loyal following, local shops and excellent craft breweries.  Chosen as number three in the country, Point Loma is also well known for its dramatic views of the San Diego skyline, rich history and a variety of significant neighborhoods.  Quite simply, it has a lifestyle for all.

“The location of Point Loma cannot be beat,” says Diana Rubottom, Manager of the Point Loma office at Pacific Sotheby’s International Realty.  “With its natural beauty, history, it’s a place where people come back and residents don’t want to leave.”

Located west of San Diego’s vibrant downtown, Point Loma is perhaps best recognized as the site where Europeans first set foot on the West Coast. It is home to the 160 acre Cabrillo National Monument which is popular with photography buffs, nature lovers, exercise enthusiasts and tourists.  This is where you can tour the Old Point Loma Lighthouse and museum and also discover some of the best tide pools in all of San Diego.

“With easy access to downtown San Diego as well as to the airport,” adds Rubottom, ”and the popularity of Liberty Station with its businesses and restaurants, not to mention our world famous breweries, eclectic restaurants and shopping, Point Loma is not a cookie cutter community and as such offers a wide array of  architectural styles and homes in every price point.”

libertymarket

The Liberty Public Market is one of the newer additions for dining and shopping at Liberty Station.

The largest historical preservation project in San Diego is Liberty Station, a waterfront urban village located within Point Loma.  Formerly a Navy Training Center, today, this historic site is filled with art galleries, local shops, restaurants and family entertainment. The repurposing of the naval base’s old mess hall, fire station, auditorium and the former military barracks further demonstrates Point Loma’s appeal and its intent to preserve and honor the city’s history.

Pacific Sotheby’s International Realty has two offices in Point Loma, one located in the heart of the Village at 1075 Rosecrans Street, 619-516-8895 and the other located at 2850 Womble Road in historic Liberty Station, 619-269-2266.  Both offices represent a large number of homes on the market, as well as access to experienced realtors who are well-versed in the community (and many who call Point Loma home.)
