On November 4th and 5th, 2017 Pacific Sotheby’s International Realty held their bi-annual Open House Showcase. Nearly 200 properties, from Coronado to Carlsbad, La Jolla to La Mesa and just about every neighborhood in between and all around participated in the weekend event. The Showcase was heavily promoted through print and online advertising as well as social media, which served to further increase awareness and drive a high volume of traffic to the open listings.
Open houses are a valuable part of an agent’s overall marketing program, while some are straightforward, for others it’s necessary to think outside of the box. Take for example, the exquisite estate listed by Pacific Sotheby’s International Realty agent Gary Wildeson.
This stunning, one level property located at 7030 Caminito De Conejos in Rancho Santa Fe, is the ideal home for equestrians. Gary understood that it was important to showcase the wonderful amenities such as the 4 stall barn, fully finished with Douglas Fir T&G siding on the inside and cedar lap siding on the outside, comfort stalls, Loddon wall enclosure, Tack room, Storage Room, Feed Room as well as laundry and bath, covered hay area, automatic waterier and fly spray system, not to mention its ideal location within the Rancho Santa Fe Covenant and its extensive trail system.
“I’m always looking for ways to enhance a home’s exposure to the market and get as many agents and potential buyers to see it as possible,” says Gary. “Since this was an equestrian property, I wanted to highlight its unique features.”
To accomplish this Wildeson, along with the team at Pacific Sotheby’s Sotheby’s Realty’s Equestrian Division, hosted an open house featuring Equestrian expert Marie Medosi, who gave two Dressage Exhibitions at the property’s 168 foot fenced riding arena. Marie, has worked extensively with Olympians Christine Traurig and Sue Blinks and her mentor and coach is Olympian Guenter Seidel who has represented the US in three Olympics. Visitors were invited to watch her as well as ask questions and gather more information about this beautiful display. A catered lunch was also offered.
“All of our marketing efforts, including open houses, are constantly being redefined to stay fresh and ahead of the market. Having Marie there to showcase her talents, and all this property offers, turned out to be a fun way to spend the afternoon,” added Wildeson.
The open house was a not only well attended, but created generous word of mouth in the real estate market. The good news? This stunning estate is currently under contract. Not a bad way to spend an afternoon at all!
